HOA assessment due dates, cure periods and hearing deadlines, as dates.

An HOA notice gives you a period, not a date: correct the violation “within thirty days after the date of this notice”, request a hearing “within fourteen days”, pay the installment before it is delinquent “fifteen days after its due date”. Prism reads the notice or the CC&R excerpt, computes each date in code from the date the notice states, and returns it with the sentence it came from.

What Prism looks for

  • Assessment due dates

    Each installment date, the grace period, and when a late charge and interest begin.

  • Special assessments

    The amount, the purpose and each installment date, when the document states them.

  • Violation cure periods

    The last day to correct a violation before fines or self-help, counted from the date of the notice.

  • Hearing and appeal requests

    How long you have to ask for a hearing before the board, and how the request must be made.

  • Fines and their schedule

    The amount, whether it recurs daily, and when it starts.

  • Architectural review

    The response window the committee has, and whether silence is approval or denial.

  • Lien and collection

    The association's stated right to lien or foreclose for unpaid amounts, and the collection costs it adds.

  • Rental and use restrictions

    Minimum lease terms, registration deadlines and the rules on pets, parking and exterior changes, quoted.

What it will not do

Prism returns what the document states and quotes where. It does not tell you whether the violation is real or the fine enforceable, does not fill in a term the document leaves out, and reads only the pages you send: a rule in bylaws you did not upload is not in the result. It is not legal advice, and reminders are best-effort.

Questions

What HOA documents does it read?

Assessment notices, violation notices and excerpts from the CC&Rs or rules. Send the notice itself; a period in it is counted from the date the notice states.

Can it tell me whether the fine is valid?

No. It tells you what the notice says, when the cure period ends and how to request a hearing, with the sentence for each. Whether the association followed its own procedures is a question for you or a lawyer.

What if the notice gives a period but no date?

The period is counted from the date of the notice when the notice states one. If there is no date and no other anchor, the deadline is left undated rather than guessed.

Does it read the whole CC&R?

It reads what you send. Upload the sections that matter (assessments, violations, architectural review, leasing) and it returns the rules and any dates in them, quoted.

Will it remind me?

For a paid document, yes: an email 90, 30 and 7 days before each dated deadline. Cure periods are often shorter than 90 days, so the 30-day and 7-day emails are the ones that matter.

Is this legal advice?

No. Read the sentence it quotes, and for a hearing or a lien, ask a lawyer.
